Wisconsin Dells Convention Hosting Stage II Outside Traffic

The Village of Lake Delton has given the Kalahari Resort 10 million publicly collected dollars to build a convention center ( 212 thousand square feet) capable of serving large regional - national groups.  This is an effort to attract a huge new population of shared customers in to the Wisconsin Dells area.  The new convention center is being constructed and the community is hoping the facility will be operational within the last quarter of 2019.

The building of the convention center is an after thought to the original resort plan.  The existing amusements being open to the public - are not designed to serve this large new population with the building of the convention center.  This placemaking opportunity is being called a need to reduce amusement burden.

The nearby historic down town Baraboo could benefit from additional pedestrian traffic.  Baraboo is the County Seat for Sauk County which is administering grants for efforts that increase the number of visitors to historic down town Baraboo.  This is placemaking activity that shows a nonlocal population how fun it can be for a family to live, work, and play in Sauk County.

It is normal for individuals who become ill while working in the Wisconsin Dells area through the J1VISA Program to seek medical care.  When you bring more people in to an area you need more services to support the population.

Sauk County and the Wisconsin Dells area is expected to attract families who rent out their dwelling through VRBO or Airbnb to visitors attending the Democratic National Convention in Milwaukee.   The Democratic National Convention is scheduled for July 13-16 2020 in Milwaukee Wisconsin.  The supply of over night space in Milwaukee will be low due to the increase in demand.  Milwaukee families can profit from renting their dwelling , and staying in the Wisconsin Dells area during the DNC 2020 convention.

Wisconsin Dells Convention Hosting Stage II Moving Commercial Clusters

The Village of Lake Delton has given Festival Fun Parks ( Noah's Ark Waterpark) 750 thousand dollars for each building being erected to house temporary staff.  This is a reactive action by the Village of Lake Delton to prevent business owners from utilizing hotel space to house their temporary staff that come to the Wisconsin Dells area through the J1VISA Program.

As area resorts began to serve most of the over night visitors - the hotels along the Wisconsin Dells Parkway struggled.  The Village of Lake Delton began to block the sale of hotel properties along the Wisconsin Dells Parkway if the new owner planned to use the land and buildings to provide housing for temporary work staff.  The Village of Lake Delton wanted to maintain the high commercial assessed tax value - while the hotel owner lacking over night guests and a real estate buyer fell further behind.

Feeling stuck the hotel owners ran to water park and resort business modals asking them to assume operation of their failing hotel.  Feeling an obligation to help out their fellow community members - the water park and resort business modals stepped in and took over the operation of their hotels to help keep the community a float.

Commercial business modals now seem to be clustering along the Interstate where the Wisconsin Dells Greyhound Race Track  I-90/94 (Exit 92) and Highway 12. once stood.  The Wisconsin Dells Greyhound Race Track operated in the early 1990's for a short time.

A large portion of the Wisconsin Dells Parkway is utilized as parking stalls for summer attractions.  Families park as they participate in the summer attractions like the Water Parks, Duck Rides, Water Ski Show and more.  Despite the Village of Lake Delton declaring the Wisconsin Dells Parkway frontage as high value property - businesses like the Kalahari Resort chose to develop on a less regulated - lower cost tract of land.  Business changes - commercial clusters move.

The Kalahari Resort Convention Center is located on a parcel of land between a residential neighborhood and the interstate.   The community is hoping the convention center will be operational within the last quarter of 2019.

Wisconsin Dells Convention Hosting Stage II State Office Outdoor Recreation

The challenge will be to demonstrate how the African Theme of the Kalahari Resort can align with the State of Wisconsin initiative to install an Office of Outdoor Recreation under the Department of Tourism.  This will be a first of its kind approach in the Midwest to actively strengthen the process for supporting tourism.

The establishing of an Office of Outdoor Recreation under the Department of Tourism in the State of Wisconsin will create jobs, highlight healthy activities, and promote positive use of public lands while attracting tourists from other States.  This is a State lead initiative designed to benefit the local economy.

The Kalahari Resort and Convention Center is on 1305 Kalahari Drive, Wisconsin Dells, WI 53965.  The Kalahari Resort and Convention Center rests on a parcel of land between a residential area and the interstate.   Amusements are contained indoors on the resort property which helps reduce noise heard across the residential neighborhood.  The Kalahari Resort and Convention Center is visible from passing motorists traveling the interstate.

When the convention facility schedules an event that will be open to the public and products will be sold - local business operators will expect the convention participants to comply with the same regulations.  For example convention participants can bring large displays of  product like bikes, kayaks, or all terrain vehicles to an event with the hope of not having to travel back with them.  Local business modals that sell products must have a permit and the ability to collect the additional tax per transaction that is required in the area. Wisconsin Dells Convention Hosting Stage II Lake Delton Property Tax Increase

The Village of Lake Delton has given the Kalahari Resort 10 million publicly collected dollars to build a convention center ( 212 thousand square feet) capable of serving large regional - national groups.  The Village of Lake Delton finance committee has authorized the payment of 1.8 million publicly collected dollars for the franchise operator to construct a La Quinta Del Sol Hotel along the Wisconsin Dells Parkway.  The Village of Lake Delton finance committee has authorized 2 payments of 750 thousand publicly collected dollars for the Noah's Ark property owner to build housing for temporary workers.  The Village of Lake Delton has approved a payment of 591 thousand dollars to construct a law enforcement location that will be closer to the large new convention facility.

Recall that in 2016 - 17 the Village of Lake Delton authorized payment for a private tax assessment service that specializes in elevating property taxes across the community.  This activity produced property values that were extremely high for a small rural community like the Village of Lake Delton.  Local property owners explained the need to travel to surrounding communities like Reedsburg, Wisconsin Dells, or Baraboo for resources like a public library, high school, or a public swimming pool.  The land values were artificially elevated for the purpose of funding  these top down efforts being called Stage II of the Convention Hosting Industry in the Wisconsin Dells area.

This huge investment from a very small rural community will require an ongoing analysis focused upon the sustainability within the Wisconsin Dells area.  The balance within these growth driven efforts will come from evidence of a commitment to sustainability - helping improve the opportunity for a return on the investment.

Wisconsin Dells Convention Hosting Stage II Spring Flooding

The Village of Lake Delton has given the Kalahari Resort 10 million publicly collected dollars to build a convention center ( 212 thousand square feet) capable of serving large regional - national groups.  The building of this 212 thousand square foot convention center is an after thought - add on to the original Kalahari Resort plan.   The existing on resort site amusements are not equipped to serve this large new population of convention attendees.

Spring flooding across the Wisconsin Dells area is an expected occurrence.   The bodies of water can rise to levels that make normal utilization by visiting tourists unsafe.  This means the percentage of Kalahari Resort guests that would take river rides - would not be leaving the onsite amusements during periods of flooding.   The usual water attractions would not be operating when high water makes conditions unsafe.

A digital strategy is being developed to create motion from the resort to help relieve the over population burden upon the resort site amusements.  This will be a submission to Sauk County for a tourism grant.  This is expected to improve the quality of the Resort experience for all the guests.  The Wisconsin Dells area has entered stage II of the convention hosting industry.

Wisconsin Dells Convention Hosting Stage II International Staff

The Village of Lake Delton has given the Kalahari Resort 10 million publicly collected dollars to build a convention center ( 212 thousand square feet) capable of serving large regional- national groups.  The Wisconsin Dells area is a small rural community with a population size that is completely unable to adequately meet the new convention centers employee needs.

To compensate the Village of Lake Delton is giving financial incentives to property owners willing to build housing to serve a temporary staff coming in from outside the Country.  The typical staff person comes in to the Wisconsin Dells area through a J1VISA Program - which authorizes 90 days for work and 30 days for travel.   Every 90 days core convention facility employees must begin training new staff.

An inordinate amount of the core convention facility employee's time is being spent on training new staff.   Convention organizers aware of this staffing structure - soon understand the important role of the Wisconsin Dells Conventions HUB Stage II - in communicating area specific information.
