Wisconsin Dells Down Town Businesses Brace For 2019 Revenue Loss More Road Construction

Operators of store fronts in down town Wisconsin Dells have began strategizing for ways to compensate for revenue loss with the summer of 2019 scheduled road construction.  Nothing scares consumers from the door front like a torn up road with barricades.  This is tough knowing that the City of Wisconsin Dells down town experiences such a short season when visitors are actually here.

Initial plan for 2019 down town Wisconsin Dells road construction:

- approximate time period from about April 8, 2019 to about June 7, 2019 expect Superior Street which runs from Broadway through Washington Avenue to be inaccessible

-  approximate time period from about June 10, 2019 to about August 2, 2019 expect Washington Avenue running to Oak Street to be inaccessible

-  approximate time period from about August 5, 2019 to about September 27, 2019 expect Municipal Building and Fischer's Parking lots to be inaccessible

This will prove tricky for the entire population as we acknowledge limited access to the Visitor and Conventions Bureau, the Municipal Hall, and the Grocery Store.

Sauk Tourism Grant Kalahari Convention Center Down Town Baraboo

Could a submission for a tourism grant through the Sauk County Government offered as part of a placemaking plan be used to fund an App to connect Kalahari Convention Center attendees with down town Baraboo Wisconsin.

The App would provide a new and innovative approach to facilitate the ability of Kalahari Convention Center attendees to plan time for a visit to the historic down town Baraboo Wisconsin.  The number of App visitors could be calculated to deliver a measurable outcome.  The time frame would involve an exit strategy that plans for the developers of the App to hand the operation over to a local organization.

The Village of Lake Delton has provided a 10 million dollar grant to the Kalahari Resort to construct a convention center suitable for drawing large numbers of national visitors.  The convention center is expected to flood the area with new visitors.  This is leveraging technology to broaden the knowledge of the availability of area amenities and strengthen the satisfaction individual convention center attendees can experience with their visit.

An App designed to connect Kalahari Convention Center Visitors to historic down town Baraboo Wisconsin using Sauk County Tourism grant funding.  What a fun way to celebrate the approaching opening of the Kalahari Convention Center.

Village of Lake Delton Liaison Role For Franchise Hotels

The word is out - the Village of Lake Delton Finance Committee wants to increase the number of franchise hotels operating in the area.  The Village of Lake Delton provided the Kalahari Resort with a generous gift of 10 million dollars to construct a convention center.  The hope is this convention center can attract huge groups at a national level.

The Village of Lake Delton administration has researched franchise hotel modals that could locate in the small rural summer resort community.   As the Kalahari Resort comes closer to completing the convention center- Village of Lake Delton representatives will become more available to help with new hotel franchise modals locating locally.

This is Village of Lake Delton representatives functioning as franchise liaisons - representing themselves as free consultants to hotel properties the Village hopes to convert to hotel franchise modals.  Expect community franchise liaisons to collaborate with Village of Lake Delton business partners in an effort to present the area as a vibrant place making opportunity with a growth producing economy.

This can be described as a locally driven top down change - with an outcome that will inflate received tax revenue calculations for the Village of Lake Delton.  This effort runs parallel with supporting new construction of employee housing - in an attempt to capture more of the available J1 Visa placements.

Wisconsin House Checks Vacant Lot Not A Community Dump

Wisconsin House Checks staff report getting calls to look in on vacant pieces of property.  The primary concern of the property owner is watching for dumping.  Discarded objects can range from Christmas trees to old air conditioners and more.  Letting this dumping activity go can result in fines from patrolling wardens, regulatory enforcement staff, or police officers.

The property owners complain that despite not having set a foot on the land in 5 months the community is threatening to fine us for a dump site.  The property owner is asking House Checks staff to visit weekly for a 3 month period.  The property owner would like a record of any observed dumped objects - package the data for distribution.  The property owner plans to communicate any dumping offense in a timely manner to the law enforcement staff working in the area.

The property owner expects that in about 3 months the word will get around the community - and the illegal dumping will come to a stop. The property owner explained this is a seasonal area and there really are no neighbors for a large part of the winter months.  The property is even more secluded in the winter months.

The property owner explained they were just sick of the authorities blaming this on us.  The House Checks investigation enabling support should involve the authorities earlier with the dumping and reduce the opportunity for a mess.  The family has an RV and stays on the property for a few of the summer months.

House Checks is a service delivered through Home Care Path an integrated senior living solutions organization serving Wisconsin since 2010.  Simply call 608-432-4286 and request a House Checks visit and leave your call back number.  A senior resource manager will return your call and offer to make a visit to set up service.  The property owner is charged 22.00 dollars per visit.

Wisconsin House Checks - Where Is The Boat

The family explained this is their second boat and trailer.  Their first boat and trailer was stored in a metal building near the rear of their Wisconsin property.   The family travels to a warmer State to stay in a second home from about January 5th  to about  April 15th  every year.

It was two years ago - upon returning to their Wisconsin home about April 15th - the family discovered their motor boat and trailer was missing from the metal building near the rear of the property.  The family said they were actually home for 2 days before anyone noticed the boat and trailer were missing.

Upon reporting the boat and trailer missing - the family guessed the theft occurred some time between January 5th and about April 15th.   The family reported that one thing the insurance agent, law enforcement, and creditor lender all agreed upon was the importance of notifying them as soon as a theft occurs.  The lengthy and uncertainty of the time of occurrence is not expected to produce a good outcome.

Law enforcement , insurance providers, and lending institutions all value a service that can create less time between the occurrence of a theft and the reporting of the theft.  For this reason the family was requesting a House Check once per week between January 5th and April 15th while they are away from their Wisconsin home.  The family wanted to be sure the House Checks staff walked back and checked on the presence of their 2nd motor boat and trailer.

House Checks sends an individual staff person to walk your property checking doors, windows, and out buildings in the occupants absence.  This is a human intervention to compliment your technological security.  The property owner is charged 22.00 dollars per visit.  Visits are conducted during day time hours.  Staff look inside from the exterior when ever reasonably possible.

Lake Delton Finance Committee Hopes Area Hotels Pay Royalties and Advertising Mandates

The Village of Lake Delton Finance Committee wants to increase the number of franchise hotels in the area. Franchise hotel systems require accepted locations to pay monthly royalties and mandates spending on  advertising.

Consider this simple example calculation:

- monthly royalty : 15 percent of monthly revenue

- advertising mandate : 7 percent of monthly revenue

In this example 22 percent of the hotels monthly revenue is required to be sent outside of the local area.  Royalties in this example means 15 percent of the monthly revenue must be sent to corporate headquarters.  Advertising mandate in this example means 7 percent of the monthly revenue must be sent for advertising the national hotel brand.  This removes money from a local economy.

As regulatory policy is being crafted through local political positions - it may seem reasonable to question the value of the hard push toward franchise hotels.

Village Lake Delton Supports Employee Housing Industry

The Village of Lake Delton distributes incentive funding to support a property owners efforts to build and operate employee housing.   The efforts to support the new construction involves local regulations that eliminate existing housing options for employees.

This is the Village of Lake Delton taking an active role in tasks of renewal. The Village of Lake Delton has awarded the Kalahari Resort with a 10 million dollar grant to build a large convention center.  The hope is to raise local calculations that improve a corporate franchise systems ability to approve Village of Lake Delton properties for a franchise location.

The economic clustering near the interstate has demonstrated how these islands of commerce benefit the entire community.  The Village of Lake Delton and the City of Wisconsin Dells lack the population to meet the increased need for employees this renewal effort could deliver.

This lends evidence to the strength and potential for longevity of the employee housing industry in the Village of Lake Delton.

Village of Lake Delton Finance Committee Wants More Franchise Hotels

The Village of Lake Delton Finance Committee is acting to increase franchise hotel business modals operating in the area.  This assures franchise software data captures accurate room rental transactions and avoids the amusement water park room tax shift.

The amusement water park room tax shift is a business strategy employed by hotel operators with amusement water parks working to compete in a short season where the density of available rooms is high.  The hotel operator with an amusement water park reduces their room rate which consumers find attractive.  The hotel operator then charges the client to park their car at the amusement water park - capturing the additional revenue while avoiding the room tax.

The hope is that the franchise hotels with Village of Lake Delton support will reduce the number of independent hotel operators - and the calculations of room night stay transactions will be higher.  This would then deliver a higher amount of room tax revenue for the Village of Lake Delton.

The family explained that being near a lake many vacant properties around their dwelling are being offered for sale as income producing property.  Winter is the off season and most everybody that has property near by is traveling in a warmer State.   The family thought if all the properties were being occupied by vacation rental by owner visitors the area would be much safer.

House Checks Fragmentation Of Harm To Property Process

Wisconsin House Checks staff now offer Investigation Enabling Support following an adverse event that has harmed ones property and belongings.  This is assistance with the tasks related to the discovery of harm to one's property and belongings.

Consider the following record of a families experience post property harm:

A land owner discovered spray painted graffiti across two sides of their out building.  In talking with the neighbors - over 27 individual properties were spray painted during the night in this geographical location.

Approximately 10 days later a code enforcement officer comes to the land owners home giving them a paper ticket that demands the graffiti be cleaned in a tight time frame to avoid a hefty fine.  The land lord is shocked as no police officer has even come to ask them if they saw anything on that evening?

The land owner takes the ticket from the code enforcement officer up to the insurance agency that carries their home owners policy.  The insurance agent requires a copy of the police report to proceed.  The land owner departs to the police station.

The dispatcher at the police department explains the police report on the acts of graffiti has not been completed by the attending officer.  The land owner returns to the insurance agency where the agent appears completely shocked by news that the police report is not completed.

The insurance agent explains that in their 40 years of business - the idea of a code enforcement officer demanding action on a pending investigation is unheard of.   The insurance agent requires the completed police report to proceed with the land owners claim.

This true experience clearly communicates the fragmentation that can disrupt a property owners tasks of following up when confronted with harm to property and belongings.  Wisconsin House Checks staff can assist with the tasks of follow up when harm to property and belongings has been identified.

House Checks Prepares 4 Wisconsin Dells Transition 2 Hosting National Conventions

Wisconsin House Checks staff are aligning their service modal to accommodate the greater Wisconsin Dells area's efforts to transition to hosting national conventions.  On November 12, 2018 the Village of Lake Delton approved a 10 million dollar grant for the Kalahari Resort ( 1305 Kalahari Drive, Wisconsin Dells, WI 53965) to implement a 200 thousand square foot convention facility.  The purpose is to bring larger numbers of national visitors for over night stays in the Wisconsin Dells area.

Local public services will not be prepared for the time and labor required to meet the increased need created with the larger populations of visitors to the greater Wisconsin Dells area.  On September 18, 2018 the City of Wisconsin Dells Police Department presented documentation with calculations indicating the need for an additional 3 more police officers to the Counsel.  The Counsel only approved funding for one additional police officer.

This means harm to property and belongings may not be satisfactorily addressed without help.  For example on January 25, 2018 the Wilderness Resort ( 511 E. Adams Street, Wisconsin Dells, WI 53965) partially constructed employee dormitory was burned to the ground by an unknown arson.   As of today the reward is 20 thousand dollars for information that can help the participating organizations solve this harmful act to the property and belongings of others in the greater Wisconsin Dells area.

House Checks staff bolster a senior's efforts to keep their property and belongings safe.  This includes investigation enabling support which is so important when local public service staff are stretched to the limits.  House Checks expands the definition of elder care to include supportive tasks aimed at keeping property and belongings safe.  House Checks is a service delivered through Home Care Path - an integrated senior living solutions provider with a history of successfully serving Wisconsin Families since 2010.  Valuing human life, animal life, and home.
