Why Wisconsin Dells Residents Flipping Out Over Massive Debt

- The City of Wisconsin Dells owes more than 30 million dollars.

-- The cost of correcting the City of Wisconsin Dells financial excesses are rising.

- The Federal Reserve has again increased the bench mark interest rate.

- Interest rates are legally binding.

- Elevated interest rates have the effect of raising municipal debt service costs.

- This means the margin for error in the Municipal finances has disappeared.

- Understand that having all of the communities monetary resources pre-committed to a non- negotiable obligation - leaves the City of Wisconsin Dells nothing in risk reserve for unplanned emergencies

Please vote for Louis Kutzke for City of Wisconsin Dells mayor on April 3rd - he employs a fiscally conservative approach to meeting needs - especially when the cost pertains to residents.

Wisconsin Dells Contractual Failure Municipal Endeavors Limits Access 2 Credit

Contractual failure with municipal endeavors provides the lenders serving the City of Wisconsin Dells the historical data demonstrating evidence for the increased cost to placing a business within City limits.  Banking analytics categorizes this as an elevated risk and embeds credit application processes with means to better capture area specific monetary loss. This causes lending institutions to approve much lower borrowing limits for a business seeking placement within the City of Wisconsin Dells.

This leads to lenders who continue to try to serve area business owners - sending the business owner to the City to apply for CDA funding to secure an amount of borrowed money that will enable operation.  Wisconsin Dells could benefit from process over sight designed to improve the timing of implementation - which delivers a more organized approach to setting up business in the City limits.  Please vote Louis Kutzke for City of Wisconsin Dells mayor on April 3rd - a pro-business candidate!

Wisconsin Dells Next Mayor 2 Avoid Costly Litigation

The next mayor of the City of Wisconsin Dells will be expected to update Municipal policy as a need to better inform department participation to prevent the risk of costly litigation related to the following list of resident concerns:

- implications of activity with public - private projects causing breach of contract and furthering unexpected expense

- balancing observed favoritism as relates to the distribution of CDA funding resources

- limited availability of public restrooms in the evening hours

- infringing upon the rights of private property owners to display presentations such as the US Flag

- blocking access to a State of Wisconsin signal controlled highway with a temporary obstruction

- financially benefitting from a public boat launch that does not properly post " unfit for larger boats to access riparian navigable Wisconsin river waterway".

- sending an uncertified municipal employee to selectively make judgements about the condition of the improvements upon your property while threatening financial fines

This is important to be able to accurately call the City of Wisconsin Dells a family friendly resort destination - where making everyone feel welcome is a value shared across the community.  In a City as small as Wisconsin Dells and carrying a municipal debt over 30 million dollars - we cannot afford to continue to operate in the fashion that has heightened our risk to costly litigation.

What Business Owners See Looking At Wisconsin Dells Commercial District

If you are a business owner questioning what time it is in your growth and development as it relates to City of Wisconsin Dells Municipal policy please consider this general representation :

- The property owners depreciation on improvements has been exhausted

- The property next door has been purchased - creating a larger parcel  to enhance the financial presentation

- In the absence of traditional lenders willing to provide credit the property is graveled and fenced

- The business owner feels stuck

Does this mean existing municipal policy supports this undesired outcome?

Existing Municipal policy:

- Limits ground up development

- Reacts to business efforts by adding barriers

- Sends an employee to prowl for gottcha visits that add unplanned for financial burden

- Fosters unhealthy relationships (favoritism) between the few business operators that remain

- Removes creative - individuality with proven advertising means

Does it have to be like this?

This is the commercial district climate the population has chosen to operate in - but it does not produce the outcomes the land owners, business owners, and visiting consumers desire. Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - the pro-business candidate

Wisconsin Dells Couple Biz Operators Will Take Boat If Past Owners Decline

A couple of business operators have made contact - stating they would be happy to take the boat if the past owner declines.  Should post election discussions require the rapid removal of the boat from the road way - the business owners report they would cover the expense of moving and complete the job within 5 business days - if the past owner is unable to comply.

Wisconsin Dells 2 Pass Hat 4 Down Town Entertainment

It is beneficial for the community to understand there is no valid pay source for the down town entertainment.  The administration is borrowing funds that have been budgeted for future defined needs to pay for entertainment.  This is short sighted activity designed to make the area where the road has been blocked by a boat temporarily appear busy. This is not self sustaining- and destine to fall sort of achievement.  Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd-  the common sense candidate.

Wisconsin Dells Bring Municipal Policy In To Legal Standing

The next elected mayor of the City of Wisconsin Dells will be expected to update Municipal policy to more accurately reflect Federal and State law.  This strengthens the credibility of the City of Wisconsin Dells contracted legal attorney's interpretation efforts with Municipal policy.

This is expected to reduce the ambiguity expressed by residents and business operators trying desperately to somehow comply.  Employing proven legal guidelines enables the residents and business operators to more easily comprehend local policy which eliminates the need for the compensation of a Municipal employee to prowl in search of gottcha moments in a community this small in size.

Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - a common sense candidate!

Wisconsin Dells Cohesive Core Group Crazy Decisions

It is helpful to understand the group dynamic of clinging being observed within the City of Wisconsin Dells Administrative activity.  This core group dynamic is sustained through the power to make decisions.

But when the decisions which create outcomes that make it apparent the efforts consistently fall short of achievement - the sustaining aspect of the core group experiences disintegration.  Poor decisions with Municipal endeavors contributes to excessive debt - greater than 30 million dollars.

The farther the group goes out on the limb - the greater the cohesion of those involved.  The group is perceiving a loss to their dependence upon the power to make decisions. So the group works closer together to try to maintain their power to make decisions.

This is followed by grasping - this is over compensation to create physical process that can help assure the group they are in a state of remaining. This leads to decisions simply for the sake of supporting the groups dependence upon each other.

Since the beginning of the 2018 election process in the City of Wisconsin Dells most of the decisions have been self serving- performed to generate evidence for the core group that their power to make decisions is in a state of remaining.  This is simply a short term approach to strengthening core group perceptions of taking proper action - and destine to fall short of achievement.

Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - the common sense candidate !

Can Wisconsin Dells Benefit From The Attrition Surrounding Resort Complexes

The large resort complexes near the City of Wisconsin Dells are actively cycling through broad scale attrition - as amenities once popular with the visiting population lose their appeal.  The amenities are dependent upon revenue to pay the lease to the resort complex.  As utilization drops off- revenue declines- making the lease with the resort complex unaffordable.

These fleeing business operators are looking for a new residence.  How does the City of Wisconsin Dells collaborate with fleeing business operators to deliver new store fronts to the down town commercial district?

Mayor Election Wisconsin Dells About City Being Stuck

The Mayor election in the City of Wisconsin Dells is really about an administration that is stuck.  This is a short -incomplete list of the ways in which the City of Wisconsin Dells has become stuck.

- Boat stuck middle of roadway temporarily placed

- Crumbling roadway surface in absence of plan for repair

- Paying upkeep and maintenance cost on multiple vacant lots that provide no public benefit

- How to reimburse boat slip renters for high water time periods that block use

- Excessive Municipal debt in the absence of revenue to support timely payment

- Limited access to public rest rooms in areas (river walk) the visiting population is being diverted

- Emotional distancing fragments Municipal service departments - blocking business growth

- Traditional lenders wait for CDA funding to create a loan contract for Real Property in the City of Wisconsin Dells

- TIF areas contribute lower return for schools- a missed data benchmark upon new school cost projections

- Public posting of meeting minutes and summaries seem late- and lack all significant activity

- Vacant buildings inform City planners of an economic climate better suited to a smaller commercial district

- Blocking roadways in the period of heavy summer visitor utilization to paint lines, paint light posts, or add sidewalk structure is seeming normal

The City of Wisconsin Dells can do better - Please vote Louis Kutzke for mayor on April 3rd

Wisconsin Dells Governed Separate From Lake Delton and Ho-Chunk Nation

Despite being clumped together for the sake of sharing advertising resources the City of Wisconsin Dells is governed separately from the Village of Lake Delton and the Ho-Chunk Nation.  The separate areas are often described as having 10 thousand motel rooms, with days where 55 thousand visitors come- boasting about 3.5 million annual visitors.

Selling the area amenities - large gambling casino, water parks, ball fields has proven beneficial for  the City of Wisconsin Dells, the Village of Lake Delton, and the Ho-Chunk Nation.  The non-dominant- interdependent interactions have delivered positive change and financial growth across the geographical region.

The next Mayor of the City of Wisconsin Dells will be challenged to strengthen the separate governance while participating in positive collective efforts designed to improve local revenue while bolstering global recognition for the regional area.  Clearly the City of Wisconsin Dells significance as a tourist destination is in an unfinished state.

Your candidate for Mayor Louis Kutzke of the City of Wisconsin Dells merely communicates the experiences of the residents which are grounded in every day life - enhancing their creditability. Inherent in the described experiences is the growth producing significance lending fluidity to governing efforts in a time where the City of Wisconsin Dells seems to be stuck.

Employing the messages of residents in the efforts to govern the City of Wisconsin Dells is a strategy that directly links the authenticity of local culture and customs that was created in the past and has a place in the evolution of future every day life for the Dells area. Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd.

Candidate Kutzke on Wisconsin Dells Excessive Municpal Debt

The City of Wisconsin Dells owes over 30 million dollars - this is massive debt for a community this size.  Understand this excessive Municipal debt is simply an accumulation of the Municipality spending more than the revenue the City of Wisconsin Dells has to support it.

The City of Wisconsin Dells has scattered committees supposing authority with convoluted applications of approval that serves to stall the governing process and further confuse needed managing activity.

The next mayor of the City of Wisconsin Dells will need to implement a more inclusive - collaborative form of management that assures decisions across the broad fabric of individualized committees, departments, and public services can better comprehend their role in managing risk for the Municipality by participating in fiscally conservative initiatives.

This bringing them all together to invoke a more inclusive approach to debt reduction is essential in a State like Wisconsin that has very limited Chapter 9 Authorization for Municipalities outlined- meaning the State laws are still unclear and filing may even be prohibited.

A City with this large amount of debt in the State of Wisconsin is at risk of having to comply with a consent agreement that would facilitate an emergency financial management team.  This reduces governing autonomy and is quite frankly a labor intensive process.

Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - bringing the change this community needs to grow and thrive in the future!

Kutzke Wisconsin Dells Plans 2 Alter River Road Traffic Patterns

At the State of Wisconsin level a huge investment was made to upgrade highway 13 - an easement was moved to facilitate the placement of a larger than life- safer highway 13 entrance to Chula Vista and the surrounding amenities.

It is imminently clear to the City of Wisconsin Dells residents that River Road is over utilized - and beyond the need for surface repair.  This further interferes with the sole public boat launch and several business operations that require access for consumers who travel by vehicle.

The wait in a car from Meadow Brook upon River Road up to the stop light on Broadway is 30 minutes of summer vacation time on a good traffic flow day.  Properly routing traffic is a Municipal level task that improves safety, extends road condition, and fosters a beneficial traveling experience.

The effort of moving more vehicles to utilize highway 13 is a key task for strengthening the availability of a road side consumer population that is more likely to patronize East City of Wisconsin Dells businesses.  Development is already taking place on the far end of Broadway - the visiting population is the key to the success of these operating businesses.

The next mayor of the City of Wisconsin Dells will be expected to employ their skills working with both public and private community partners to assure a more effectively balanced traffic utilization pattern upon River Road.

Please vote Louis Kutzke for Mayor of the City of Wisconsin Dells on April 3rd - he is building visibility to the things that matter to residents.

Wisconsin Dells Kutzke Influencing Municipal Observance Private Property Rights

Candidate Louis Kutzke for mayor of the City of Wisconsin Dells has campaigned for stronger observance of the rights of private property owners - which is influencing todays Municipal efforts to control sign placement on privately owned land.

The fencing signage planned for the Maurer's Market Deli Dining area is an example of the City of Wisconsin Dells Municipality recognizing their past perceived authority - does not really apply.  Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd.

Wisconsin Dells BID Committee Budget 2 Move Tour Boat

At this point in time can one begin to see the benefit of having the City of Wisconsin Dells BID Committee in concert with The Wisconsin Dells Visitor and Convention Bureau - structure messaging designed to engage the community in the task of selecting a new location for the tour boat.  This can be done in unison with fund raising efforts geared to set a side money to pay for the move and rental of the next chosen setting.

Kutzke 4 Mayor Wisconsin Dells Quick Q and A

Please briefly list your 3 top priorities for the service you will bring to the mayor's office in the City of Wisconsin Dells.

1. Build visibility to things that matter to residents

2. Bolster local commerce

3. Reduce Municipal debt

What current City activity needs to be reversed to prevent legal problems?

Next mayor will need to eliminate the appointed position that delivers financial penalties to City of Wisconsin Dells residents for property deterioration. In the State of Wisconsin this activity is regulated by the Real Estate Industry - if the inspector has not attended classes- taken an exam- and listed upon the registry with an assigned number - the delivery is infringing upon the rights of private property owners

Why and how would you change the way the City handles business development?

The City of Wisconsin Dells contributes a large portion of the money collected by individual business operators for the resort tax to the Wisconsin Dells Visitor and Convention Bureau to bring tourists to the area.  To receive a return on this investment the City desperately needs more operating businesses.  Current Municipal policy is unclear - financial penalties deliver unplanned for cost - and creditors encourage new businesses to apply for CDA funds to improve their ability to secure financing through a traditional lender.  The next mayor will need to package business start up Municipal policies in an easy to understand - pro- business style - that retains more operators.

Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - for the change we need!

Wisconsin Dells Boat In Road Creates Monetary Loss

To better define the problem with the placement of the boat - creating an obstruction upon the roadway in Columbia County the City of Wisconsin Dells - it is beneficial to understand the State law as communicated to the Municipality through the Connecting Highways Contract.

This involves 2 concepts :

1. Highway System Standards

2. Monetary aid

By temporarily obstructing the traffic signal controlled intersection upon Wisconsin 13 (Broadway Street) this section falls below Highway System Standards.  The City of Wisconsin Dells has been compensated for the incremental costs of through traffic routed over this Municipal roadway at a level that reflects an operational 4 corner traffic signal.

This easily recognized Highway System Standards deficit - entitles the State of Wisconsin to reach back and take away a portion of the roadway aid.

Kutzke Candidate 4 Mayor Takes Returing Snow Birds Suggestions

Your candidate for mayor of the City of Wisconsin Dells Louis Kutzke had a nice visit with a couple of snow birds returning to the area.  They knew all about the Mayors election despite being 1500 miles away in another State. The couple explained - Louis Kutzke is the change this community needs right now- and we are telling all our friends to try to remind at least 2 neighbors to go vote for Louis Kutzke on April 3rd. This is the change these 2 snow birds verbalized Louis Kutzke will bring to the Mayor office in the City of Wisconsin Dells :

Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd - the change we need!

Wisconsin Dells Loss Parking Revenue With Boat

As the City of Wisconsin Dells prepares for the summer of 2018- it is beneficial to review the loss of parking revenue in this once most used pay per stall parking lot.  Since blocking the roadway with a boat residents question if the visitors that no longer park here - choose instead to just drive through.  Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd

Kutzke Plans 2 Fix Emotional Distancing Mayor Wisconsin Dells

One of the key initiatives your candidate for mayor of the City of Wisconsin Dells Louis Kutzke plans to address post election is the consistent utilization of emotional distancing.  Emotional distancing is a coping strategy employed when exposed to oppressive interactions throughout the day.

City of Wisconsin Dells staff, service departments, and community organizations have been working around this Municipality rather than with them for quite some time.  Emotional distancing is now the norm - and people have become locked in to protective mode.

Louis Kutzke has a more supportive style of working - which is far different than the authoritarian posture being observed.  The next mayor will need to break through this current dynamic to help alleviate these divisions and improve innovation- which is essential for a community to effectively grow and flourish.

If Dells doing good Mayors Election not matter - but are we doing good?

If the City of Wisconsin Dells was doing good - the mayors election would not matter - but are we doing good?  These are the concerns of your candidate Louis Kutzke :

- Municipal debt over 30 million dollars

- Businesses leaving forever

- TIF areas contribute lower return for schools

- Lower property value

- Increased vulnerability to litigation

- Property owners require CDA funds to secure credit

- Implemented Municipal projects lack application to assure expense to maintaining is met

- Road surface, Public works building, are types of real needs but never discussed

If the City of Wisconsin Dells was doing good - well keep doing what your doing - but really we are not doing good.  Please vote Louis Kutzke for mayor of the City of Wisconsin Dells on April 3rd

Dells Shops Want People By Boat In Road 2 Find Public Restroom

Wisconsin Dells committee members listening to a marketing presentation for a mobile web guide explained - shop owners doors frequently open with the immediate question of where the public restrooms are located.

There is a correlation between the outdoor consumption at the Duchess Plaza and people looking for a restroom.  A common posting on most shops near the boat reads restrooms for customers only.

Dells committee members made it clear to the presenters of the mobile web guide - users need to be able to find a restroom without interrupting the shops staff.

Candidate for mayor of the City of Wisconsin Dells Louis Kutzke plans to move the boat and open the roadway for thru vehicle traffic - which will quickly limit these shop keepers concerns.
